CUSTODIAN

Custidoan Job Description

We are currently seeking a full-time Custodian to help keep a large apartment community located on the southwest side of Milwaukee, WI, attractive, and orderly, under the supervision of the Property Manager.  This is a full-time position requiring regular attendance in accordance with Metropolitan Associates attendance.

Custodian Job Responsibilities

  • Maintains the cleanliness and appearance of all public areas of the buildings (hallways, lobbies, restrooms, stairwells, offices, laundry rooms, etc.). 
  • Sweeps, vacuums and mops or scrubs hallways, stairs, offices, storage areas, model units, etc.
  • Cleans windows.
  • Cleans and maintains laundry rooms.
  • Cleans vacant apartments as necessary.
  • Reports supply and equipment needs to supervisor.  Reports any building deficiencies and malfunctions to supervisor.
  • Perform assigned snow removal as outlined in Metropolitan Associates snow removal policy.
  • Performs groundskeeper functions as directed.

 Custodian Job Skills

  • Must be a reliable worker who is able to perform routine tasks without supervision.
  • Strong attention to detail required.
  • Must be able to read instructions on service requests, machine instructions, etc., and write service requests.

APARTMENT MAINTENANCE TECHNICIAN

Apartment Maintenance Technician Job Summary

We are currently seeking a full-time Apartment Maintenance Technician to help oversee a large apartment community located in Milwaukee County, WI. The Apartment Maintenance Technician will perform routine maintenance duties to include; rough and finish carpentry, painting, equipment and facility repairs. Electrical and plumbing repairs will also be performed. Apartment Maintenance Technician Job Responsibilities

  • Apartment Maintenance Technician responds to management, staff, and resident maintenance requests and quickly executes performance of requests
  • Perform inspections of all apartments, buildings and common areas
  • Report and/or perform repairs as necessary and complete necessary paperwork
  • Maintains tools and maintenance equipment to ensure they are in good working order; keeps maintenance room in neat condition
  • Apartment Maintenance Technician performs electrical, heating, and plumbing repairs including: Basic electrical ability, changing outlets, fixtures and breakers. Basic HVAC knowledge of boilers and forced air furnaces. Basic plumbing such as changing out faucets, re-piping, replacing toilets, replacing sinks and unclogging drains
  • Carpentry background to include, installation of doors to include interior and exterior cabinets, subfloors, countertops, installing shelves, hooks, or closet rods
  • Basic roofing skills such as tarring stack pipes, vents and patching
  • Assist in preparation of vacant apartments for new residents, including; carpentry work, drywall, painting, staining, and other necessary repairs and improvements
  • Perform maintenance work at different locations as required
  • Available to respond to emergency calls when on-call after hours

Apartment Maintenance Technician Job Requirements

  • High school diploma/GED required.
  • Physically capable of lifting 50 pounds unassisted.
  • Experienced in operating a variety of equipment, including circular saw, drill, jig saw, electrical tester, hand tools, power tools, cordless tools
  • Valid Drivers License.
  • Effective written and oral communication skills.

PROPERTY MANAGER

Property Manager Job Summary

We are currently seeking a full-time Property Manager to help oversee a large apartment community located in Kenosha, WI.

The Property Manager will professionally manage and overseeing operations of the apartment community for property management firm and to enhance the value of the property.  Additionally, Property Manager will perform routine maintenance duties to include; rough and finish carpentry, painting, equipment and facility repairs.  Electrical and plumbing repairs will also be performed. This is a full-time position requiring regular attendance in accordance with Metropolitan Associates’ attendance policy, valid driver’s license, and a reliable vehicle as frequent travel is required.

Job responsibilities include:

  • Rents apartment to include showing apartments, explaining occupancy terms, and completing paperwork. Coordinates weekly occupancy summary sheets.

  • Develops and implements a system to include a system for the delivery of all required services to residents, including the immediate acknowledgment of complaints with prompt action to correct a deficiency. Recommends and inspects contractual maintenance work. Continual community inspections to assure proper maintenance of property.

  • Monitors and maintain inventory of supplies within budgetary constraints via purchase order system.

  • Develops and implements with the assistance of residents a continuing program of activities to include special events and on-going recreational and instructional activities.

  • Conducts market survey to other communities in geographic area. 

  • Perform electrical, heating, and plumbing repairs including:

  • Perform assigned snow removal as outlined in Metropolitan Associates snow removal policy.

  • Assists with loading or unloading trucks and moving furniture when needed.

  • Perform maintenance work at different locations as required.

  • Available to respond to emergency calls when on-call after hours.

  • May be assigned to assist in custodial work as necessary to include sweeping, mopping, vacuuming, trash removal, cleaning, grass mowing, etc.

Job requirements include:

  • Previous property management/maintenance experience required.
  • Ability to assist in managing staff and multiple contractors.
  • Strong customer service skills.
  • Computer experience.
  • Ability to manage multiple tasks.
  • Valid drivers license.

Job Skills

  • High School Diploma or equivalent.
  • 3+ years’ experience as a Property Manager, preferably with a maintenance background.
  • Strong interpersonal skills.
  • Enhanced negotiation abilities.
  • Proficient in computer programs, including Microsoft Office.
  • Ability to work with minimal supervision.
