Apartment Maintenance Technician - Floater Job Summary

We are currently seeking a full-time Apartment Maintenance Technician - Floater to help oversee a large apartment community located in Milwaukee, WI. The Apartment Maintenance Technician - Floater will perform routine maintenance duties to include; rough and finish carpentry, painting, equipment and facility repairs. Electrical and plumbing repairs will also be performed. Apartment Maintenance Technician - Floater Job Responsibilities

  • Apartment Maintenance Technician responds to management, staff, and resident maintenance requests and quickly executes performance of requests
  • Perform inspections of all apartments, buildings and common areas
  • Report and/or perform repairs as necessary and complete necessary paperwork
  • Maintains tools and maintenance equipment to ensure they are in good working order; keeps maintenance room in neat condition
  • Apartment Maintenance Technician performs electrical, heating, and plumbing repairs including: Basic electrical ability, changing outlets, fixtures and breakers. Basic HVAC knowledge of boilers and forced air furnaces. Basic plumbing such as changing out faucets, re-piping, replacing toilets, replacing sinks and unclogging drains
  • Carpentry background to include, installation of doors to include interior and exterior cabinets, subfloors, countertops, installing shelves, hooks, or closet rods
  • Basic roofing skills such as tarring stack pipes, vents and patching
  • Assist in preparation of vacant apartments for new residents, including; carpentry work, drywall, painting, staining, and other necessary repairs and improvements
  • Perform maintenance work at different locations as required
  • Available to respond to emergency calls when on-call after hours

  • High school diploma/GED required.
  • Physically capable of lifting 50 pounds unassisted.
  • Experienced in operating a variety of equipment, including circular saw, drill, jig saw, electrical tester, hand tools, power tools, cordless tools
  • Valid Drivers License.
  • Effective written and oral communication skills.

The Property Supervisor - Subsidized Housing will supervise operations of the housing communities, with responsibilities that include training, developing and supervising all staff assigned to their respective portfolio.

Job Responsibilities Include:

  • Functions as company 504 coordinator and handles all 504, ADA and VAWA issues
  • Assists with the oversight of all operations of specific properties to include, but not limited to, the following:
  • Work with Government Housing Department on occupancy issues (selection of residents and assignment of apartments, turnover, advertising).
  • Proper maintenance and upkeep and long range maintenance schedules.
  • Operational budgets and accounting for each location.
  • Assists with the hiring, training, and discipline of, and makes recommendations that are given particular weight to promote or terminate, staff.
  • Conducts market surveys and promotes harmonious relations among residents, housing community personnel and persons of the community.
  • Supervises and oversees model apartments.
  • Formulates and conducts marketing training for Property Managers.
  • Recommends and supervises completion of major capital project needs.
  • Reviews and explains monthly financial reports.
  • Authorizes and/or recommends purchases for properties within policy limits.
  • Complies with all Federal and State Fair Housing regulations at all times in performance of work responsibilities.
  • Coaches and trains staff in compliance with Fair Housing regulations.

Job Requirements Include:

  • ARM, COS, FHS or MORS designation preferred.
  • Minimum 6 years of property management required, including previous experience as Property Manager of multiple apartment community.
  • Ability to assist in managing staff and multiple contractors.
  • Strong customer service skills.
  • Computer experience.
  • Ability to manage multiple tasks.
  • Valid driver's license.

Job Skills:

  • High School Diploma or equivalent.
  • Strong interpersonal skills.
  • Enhanced negotiation abilities.
  • Proficient in computer programs, including Microsoft Office.
  • Ability to work with minimal supervision.

Job Skills
