Leasing Consultant Responsibilities

  • Leasing Consultant shows apartment units to prospective tenants and process move-in paperwork for qualified applicants
  • Maintain a strong closing ratio
  • Encourage prospective tenants to lease from us by positioning our property and its units in a favorable light and offering the best possible customer service
  • Set and achieve sales goals each quarter, motivating the leasing agents in the office to follow your lead
  • Train leasing agents in effective closing techniques
  • Ensure that all community areas, including leasing office, are in perfect condition
  • Process service requests from residents and ensure prompt response to inquiries
  • Answer incoming telephone calls

Leasing Consultant Job Requirements

Job responsibilities

  • Assistant Property Manager demonstrates ability to understand financial goals, operate asset in owners’ best interest and in accordance with policies and procedures manual.
  • Assists with preparation of annual budgets and income projections.
  • Provide constant vendor/contractor communications concerning scheduling, billing, and vendor relations.
  • Act as liaison between tenants and property owners.
  • Assist with the collection of rent on a monthly basis and handle late payments in a timely manner.
  • Coordinate maintenance schedule with Head Maintenance Technician.
  • Create, mentor and manage a cohesive property maintenance team.

Job requirements includes:

  • ARM designation preferred.
  • Previous property management experience preferred.
  • Ability to assist in managing staff and multiple contractors.
  • Strong customer service skills.
  • Computer experience.
  • Ability to manage multiple tasks.
  • Valid drivers license.

Groundskeeper Job Summary

We are currently seeking a full-time Groundskeeper to help oversee a large apartment community located in Oak Creek, WI. The Groundskeeper performs a variety of tasks and responsibilities to maintain grounds of property for either conventional or government housing departments. This is a full-time position requiring regular attendance in accordance with Metropolitan Associates attendance policy.

Job Responsibilities

  • Groundskeeper cuts, rakes, trims, edges, plants lawn and plants and waters as necessary.
  • Seeds grounds where necessary.
  • Prunes shrubs and trees and sprays lawn, shrubs, and trees.
  • Shovels snow from walks and driveways and spreads salt on public passageways.
  • Repairs fences, gates, walls, and walks and paints as necessary.
  • Picks up trash on grounds and parking lots.
  • Assists in the turning over of vacant apartments.
  • Assists in custodial function including cleaning of hallways, storage rooms and laundry rooms.

Job Skills

  • Must be a reliable worker who is able to perform routine tasks without supervision.
  • Experienced in operating a variety of equipment, including lawn mower, grass trimmers, shears, pruner, shovels, wheel barrel, rakes, weed whip, hammers, saws, screw drivers, snow blower, ice chopper, etc.
  • Strong attention to detail required.
  • Must have valid drivers license.

  • Inspect facilities for cleanliness.
  • Test pool chemicals on assigned time schedule and add chemicals as necessary.
  • Maintain daily Chlorine and Ph level log book.
  • Vacuum and clean pool.
  • Maintain pool area and arrange pool furniture.
  • Monitor pool area and entrance for residents and guests.
  • Operate telephone as necessary to report incidents, problems, etc. and fill out incident reports.

Pool Attendant Job Skills

  • Ability to work with many people.
  • Observational skills to maintain a safe recreational environment by paying attention to interactions between guests to ensure no incidents arise.

Job Responsibilities Include:

  • Assists with the oversight of all operations of specific properties to include, but not limited to, the following:
    • Occupancy issues (selection of residents and assignments of apartments, turnover, advertising)
    • Proper maintenance and upkeep and long range maintenance schedules.
    • Operational budgets and accounting for each location.
  • Assists with the hiring, training, and discipline of, and makes recommendations that are given particular weight to promote or terminate, staff.
  • Conducts market surveys and promotes harmonious relations among residents, housing community personnel and persons of the community.
  • Supervises and oversees model apartments.
  • Formulates and conducts marketing training for Leasing Consultants.
  • Recommends and supervises completion of major capital project needs.
  • Reviews and explains monthly financial reports.
  • Authorizes and/or recommends purchases for properties within policy limits.

Job Requirements Include:

  • ARM, CAM, CAPS or CPM designation preferred.
  • Minimum 6 years of property management required, including previous experience as Property Manager of multiple apartment community.
  • Ability to assist in managing staff and multiple contractors.
  • Strong customer service skills.
  • Computer experience.
  • Ability to manage multiple tasks.
  • Valid driver's license.
