Apartment Maintenance Technician Job Summary

We are currently seeking a full-time Apartment Maintenance Technician to help oversee a large apartment portfolio located in Brown Deer, WI.  The Apartment Maintenance Technician will perform routine maintenance duties to include; rough and finish carpentry, painting, equipment and facility repairs. Apartment Maintenance Technician Job Responsibilities

  • Apartment Maintenance Technician responds to management, staff, and resident maintenance requests and quickly executes performance of requests
  • Perform inspections of all apartments, buildings and common areas
  • Report and/or perform repairs as necessary and complete necessary paperwork
  • Maintains tools and maintenance equipment to ensure they are in good working order; keeps maintenance room in neat condition
  • Apartment Maintenance Technician performs electrical, heating, and plumbing repairs including: Basic electrical ability, changing outlets, fixtures and breakers. Basic HVAC knowledge of boilers and forced air furnaces. Basic plumbing such as changing out faucets, re-piping, replacing toilets, replacing sinks and unclogging drains
  • Carpentry background to include, installation of doors to include interior and exterior cabinets, subfloors, countertops, installing shelves, hooks, or closet rods
  • Basic roofing skills such as tarring stack pipes, vents and patching

  • High school diploma/GED required.

We are currently seeking a full-time Custodian to help keep a large apartment community located on the southwest side of Milwaukee, WI, attractive, and orderly, under the supervision of the Property Manager.  This is a full-time position requiring regular attendance in accordance with Metropolitan Associates attendance.

Job Responsibilities Include:

  • Classify, record, and summarize numerical and financial data to compile and keep financial records, using journals and ledgers or computers.
  • Perform monthly bank reconciliations.
  • Bi-weekly payroll processing for 100+ employees via ADP Workforce Now, including maintaining personnel records, processing new hires and terminations, verifying timecards, and responding to employee questions concerning payroll.
  • Respond to requests for employee information in regard to unemployment compensation, worker’s compensation, social services, garnishments, etc.
  • Set up and maintain assets in depreciation software, and process depreciation expense quarterly.
  • Process weekly vendor check runs.
  • Verify apartment security deposit refunds.
  • Process monthly Section 8 and WHEDA payments.
  • Record and complete monthly sales tax allocations.
  • Analyze receipts for delivered materials and allocate to proper site. Type all invoices for each site.
  • Prepare HUD documents for replacement reserve draws.
  • Prepare partner distributions for review.
  • Set up and maintain vendor records including verifying employer identification numbers.
  • Code documents and items in purchasing system according to company procedures, including verifying employee credit card allocations.
  • Create and deliver rent certificates to residents and former residents on request for filing of homestead credit.
  • Assist with reviewing utility billings and customer accounts for accuracy, requesting refunds, reallocating customer accounts, and invoicing customers as needed
  • Assist with preparing, auditing, examining, or analyzing accounting records, financial statements, or other financial reports to assess accuracy, completeness, and conformance to reporting and procedural standards.
  • Assist in preparing journal entries and work papers for annual audits.
  • Assist in submitting annual audited financial statements to HUD real estate assessment center website for processing.
  • Fill in for department personnel as needed.
  • Comply with federal, state, and company policies, procedures, and regulations.

 

Job Requirements Include:

  • Associate's degree in accounting.
