GROUNDSKEEPER & ENTRY-LEVEL MAINTENANCE TECH

 Job Summary

We are currently seeking a full-time Groundskeeper and Entry-Level Maintenance Technician to help oversee multiple large apartment communities located in Madison, WI.  The Groundskeeper and Entry-Level Maintenance Technician  will perform routine maintenance duties to include; rough and finish carpentry, painting, equipment and facility repairs, including light electrical work, and perform various grounds/custodial duties as needed. Groundskeeper and Entry-Level Maintenance Technician Job Responsibilities

  • Groundskeeper and Entry-Level Maintenance Technician responds to management, staff, and resident maintenance requests and quickly executes performance of requests.
  • Perform inspections of all apartments, buildings and common areas. Report and/or perform repairs as necessary and complete necessary paperwork.
  • Maintains tools and maintenance equipment to ensure they are in good working order; keeps maintenance room in neat condition.
  • Perform light electrical repairs.
  • Light carpentry background to assisting with the installation of doors to include interior and exterior cabinets, subfloors, countertops, installing shelves, hooks, or closet rods.
  • Assist in preparation of vacant apartments for new residents, including; carpentry work, drywall, painting, staining, and other necessary repairs and improvements.
  • Assist with custodial work as necessary, including but not limited to; sweeping, mopping, vacuuming, trash removal, cleaning, grass mowing, etc.
  • Perform assigned snow removal as outlined in Metropolitan Associates snow removal policy.
  • Assists with loading or unloading trucks and moving furniture when needed.
  • Perform assigned work at different locations as required.

Groundskeeper and Entry-Level Maintenance Technician Job Requirements

  • High school diploma/GED required.
  • Physically capable of lifting 50 pounds unassisted.
  • Experienced in operating a variety of equipment, including electrical tester, hand tools, power tools, cordless tools.
  • Valid Drivers License.
  • Effective written and oral communication skills.

MAINTENANCE TECHNICIAN

Maintenance Technician Job Responsibilities

  • Maintenance Technician performs electrical, heating, and plumbing repairs including: Basic electrical ability, changing outlets, fixtures and breakers. Basic HVAC knowledge of boilers and forced air furnaces. Basic plumbing such as changing out faucets, re-piping, replacing toilets, replacing sinks and unclogging drains
  • Carpentry background to include, installation of doors to include interior and exterior cabinets, subfloors, countertops, installing shelves, hooks, or closet rods
  • Basic roofing skills such as tarring stack pipes, vents and patching
  • Assist in preparation of vacant apartments for new residents, including; carpentry work, drywall, painting, staining, and other necessary repairs and improvements
  • Perform maintenance work at different locations as required
  • Available to respond to emergency calls when on-call after hours

Maintenance Technician Job Requirements

  • High school diploma/GED required.

LIFEGUARD

  • Cautions swimmers regarding safe practices and maintains order in swimming area.
  • Rescues swimmers in danger of drowning and administers first aid/CPR as necessary.
  • Inspect facilities for cleanliness.
  • Test pool chemicals on assigned time schedule and add chemicals as necessary.
  • Vacuum and clean pool.
  • Lifeguard maintains pool area and arrange pool furniture.
  • Lifeguard monitors pool area and entrance for residents and guests.
  • Operate walkie-talkie as necessary to report incidents, problems, etc. and fill out incident reports.

Lifeguard Job Skills

  • First Aid and CPR certifications.
  • Experience teaching swim lessons or coaching swim team highly desirable.

  • Shovels snow from walks and driveways and spreads salt on public passageways.
  • Repairs fences, gates, walls, and walks and paints as necessary.
  • Picks up trash on grounds and parking lots.
  • Assists in the turning over of vacant apartments.
  • Assists in custodial function including cleaning of hallways, storage rooms and laundry rooms.

Job Skills

  • Must be a reliable worker who is able to perform routine tasks without supervision.
  • Experienced in operating a variety of equipment, including lawn mower, grass trimmers, shears, pruner, shovels, wheel barrel, rakes, weed whip, hammers, saws, screw drivers, snow blower, ice chopper, etc.
  • Strong attention to detail required.
  • Must have valid drivers license.

We are currently seeking a full-time Custodian to help keep a large apartment community located in Milwaukee, WI, attractive, and orderly, under the supervision of the Property Manager.  This is a full-time position requiring regular attendance in accordance with Metropolitan Associates attendance.

  • Cleans windows.
  • Cleans and maintains laundry rooms.
  • Cleans vacant apartments as necessary.
  • Reports supply and equipment needs to supervisor.  Reports any building deficiencies and malfunctions to supervisor.
  • Perform assigned snow removal as outlined in Metropolitan Associates snow removal policy.
  • Performs groundskeeper functions as directed.

 Custodian Job Skills

  • Must be a reliable worker who is able to perform routine tasks without supervision.
  • Strong attention to detail required.
  • Must be able to read instructions on service requests, machine instructions, etc., and write service requests.
